Over 24 years construction experience culminating into the position of Vice President of Construction of a 25 million a year firm.
Responsible for Project Management and Estimating Departments, with direct reports on the following tasks: fiscal responsibility, project scheduling, contract negotiation, contract enforcement, budgeting, cost control, change order management, site safety, subordinate evaluations, field labor scheduling, subcontract documentation and coordination among others.
Managed and scheduled a staff of up to 25 office and field personnel for all on-going projects within the company.
Evaluated a staff of up to 25 field and office personnel including monthly Superintendent evaluations and yearly evaluations for all personnel within my departments.
Responsible for all estimates on private and public works projects, including verification of all check lists, general conditions, project specific requirements, bid bonds, builders risk insurance, proper liability insurance.
Managed 25 million dollars in projects in 2002/2003 year an increase from 14 million the prior year with out any construction claims or liquidated damages.
Monthly attendance at all Owner/Client meetings and supervised the coordination of all subcontractor negotiations on schedule and dollars, including monthly progress payments and change orders between the General, Owner, and Subcontractor.
Supervised and reviewed RFI's, Submittals, Change Orders, Billings, Contract disputes, Delay issues, Inspections, etc. for all on-going projects.
Completed projects under Local, County, Health, OSHPD, and DSA jurisdictions in the Public and Private sectors, throughout California and Hawaii.
Managed up to $25 million dollars in on-going construction estimates a month in private and public works sectors.
Interviewed, hired, and negotiated salary and benefit packages in both the Project Management Department and the Estimating Departments.
Proficient in Primavera Expedition and Primavera Suretrak. Also familiar with Timberline accounting program, cost codes, ongoing budget analysis.
